Estimates the most house you can afford using standard debt-to-income (DTI) limits, then works backward to the largest loan that fits.
Compares the full cost of owning (mortgage, taxes, insurance, HOA, maintenance, closing and selling costs) with renting over the time you plan to stay. To keep the comparison fair, the renting side invests the down payment, plus any month where owning costs more than renting, at a return rate you choose. That captures the opportunity cost of buying.
Where you can choose a state, county or metro area, the calculator fills in the median home value from U.S. Census Bureau data (see Data sources below).
Shows how extra monthly payments, biweekly payments (26 half-payments a year, which adds up to one extra full payment) or a one-time lump sum shorten your loan and cut total interest. The pay off vs invest comparison weighs the guaranteed "return" of saving mortgage interest against investing the same extra dollars at a market rate you enter. Your mortgage rate is the bar investing has to beat.
State, county and metro-area median home values come from the U.S. Census Bureau's American Community Survey (ACS) 5-year estimates (2022 release), loaded from the Census Bureau's public data API. Every other figure comes from the inputs you enter. Default values are only starting points, so replace them with your own numbers.
The calculators run in your web browser. Calculator forms are not submitted to our server. The site uses Google Analytics to measure traffic and Google AdSense to show ads, and those services may set cookies.
